Stucco Maintenance
Like any exterior system, stucco performs best when properly maintained. With routine care, a stucco cladding can last for decades. The question isn’t if maintenance is needed—but how often.
As a general guideline, Precision recommends cleaning stucco as needed and resealing and repainting every 5–7 years. This proactive approach helps preserve both appearance and performance, while reducing the risk of moisture-related issues over time.
Cleaning is largely aesthetic and should be performed when discoloration becomes noticeable. In Houston’s humid climate, this often occurs sooner on north-facing elevations. Pressure washing or soft washing can be used as appropriate to restore the finish.
Caulk joints also tend to attract dirt, pollen, and airborne particulates, which can cause them to darken or appear black over time. While this can be unsightly, it is not typically a performance issue and can be cleaned or treated with specialty solutions when needed.

Sealing & Caulking
Maintaining sealants is one of the most critical aspects of long-term exterior performance. Windows, doors, light fixtures, electrical boxes, and other penetrations rely on properly maintained caulking as the first line of defense against moisture intrusion.
UV exposure gradually breaks down sealants from the outside in. For this reason, Precision recommends resealing all penetrations every 5–7 years. In many cases, a new filet bead applied over existing caulking is sufficient. When deterioration is more advanced, full removal and replacement may be required.
Repainting is best performed at the same time as resealing. Caulking is available in limited colors, and repainting ensures a uniform finish without visible outlines around penetrations. Painting over new sealants provides a refreshed appearance while adding an additional layer of protection to the cladding system.
